Stephanie shares her story about working with Mark Thudium to sell her father's home.
After my father passed away l needed to work through the process of selling his home, which was also my childhood home. I did not have any experience buying or selling a home, and I would be handling this process from out of state. It was imperative to select a Realtor who was experienced and could guide me through the process, as well as be available to help me logistically manage the sale from out of state.
A family friend who had a positive experience working with Mark suggested I contact him. After our initial conversation, I realized he was very knowledgeable, easy to speak with, and he did a great job explaining the process. It was intimidating to take this on being out of state, but he made me feel comfortable and I could sense that he would be my partner. It was also a bonus that he had a strong connection with real estate in the Leola area and sold several homes in my father's neighborhood.
Mark saved me a lot of time and stress, as he was able to act as a liaison for me by being on-site and facilitating repairs to the home. His connections with local vendors and his willingness to coordinate all necessary repairs were a relief to me.
He advised me on the best process of selling the furniture in the home and connected me with an auction company to help handle the sale of those items. He provided helpful guidance on the decision to stage the house, which ended up having a huge impact on the presentation of the home.
Being out of the area, it would've taken me quite a bit of time to research, get quotes, and coordinate the repairs, furniture sales, and staging. But Mark facilitated all of that for me. I was able to let go and trust him to take the lead and move everything forward quickly and efficiently. In fact, during the whole process, I only traveled to Lancaster for the closing, Mark handled everything else for me.
Once the home was on the market, I was impressed with the number of viewings and offers! Mark reviewed and provided insight on each offer we received. He explained the different terms and how the varying terms impacted each offer. I valued Mark's guidance and breakdown of the risk levels with each offer. He provided clarity and shared his opinion, but still left it up to me to make the final choice.
Not only did Mark sell the home, but there was no task that was too big or small for him to take on for me. He was advocating for me to have a positive outcome and the best experience through the process. He truly wanted to help me, and that was evident. He took every opportunity he could to go above and beyond. I know that he put in more work than necessary to help ease the process for me, and it was greatly appreciated!
