Several years ago, a friend told me that Mark Thudium is honest, fair, and an excellent Realtor to work with to sell a home. At the time, I was familiar with Mark through our school community, but I did not need a Realtor in the immediate future.
Years later, when my husband and I were making plans for retirement and to relocate, we knew we'd need to sell our home, located in Leola's Maples neighborhood. I remembered the positive recommendation I'd received for Mark. We met with Mark in the fall of 2020 with a plan to sell in the spring of 2021. Mark was easy to talk to and extremely knowledgeable about real estate. It was an easy decision to partner with him to sell our home.
During our initial meeting, Mark guided us on the most optimal ways to prepare our home that was practical and best suited for us. We considered replacing the original HVAC systems and roof (both 30 years old), but Mark suggested that we focus on some cosmetic changes. We replaced countertops and some floors, refinished hardwood floors, removed wallpaper and painted. We didn't need to list our home till the spring of 2021, so we took the winter to work on those projects.
Instead of replacing the HVAC system and the roof, Mark suggested we have a pre-listing home inspection done to share with potential buyers. He suspected that the inspector would say that – even though our HVAC and roof were 30 years old, they were in good working order – he was right! While Mark wanted to give potential buyers an accurate understanding of the home's condition, he saved us from spending $20,000 - $30,000 on replacing those major systems.
Our home went on the market in May 2021. We wanted to price it to sell, and Mark helped us determine the best price to achieve that. Within a few days, we had multiple offers, all well above the listing price. We were blown away by the quality of offers we received. Mark discussed each offer in detail, providing the pros and cons of each. His transparency in reviewing each offer displayed his strong commitment to being an honest and ethical Realtor. It enabled us to select the strongest and best offer for us.
Mark is extremely personable, easy to work with, trustworthy, and familiar with current markets. I have recommended him and will continue to recommend him as he is a valuable partner in selling or buying a home regardless of your stage of life.

After my father passed away l needed to work through the process of selling his home, which was also my childhood home. I did not have any experience buying or selling a home, and I would be handling this process from out of state. It was imperative to select a Realtor who was experienced and could guide me through the process, as well as be available to help me logistically manage the sale from out of state.
A family friend who had a positive experience working with Mark suggested I contact him. After our initial conversation, I realized he was very knowledgeable, easy to speak with, and he did a great job explaining the process. It was intimidating to take this on being out of state, but he made me feel comfortable and I could sense that he would be my partner. It was also a bonus that he had a strong connection with real estate in the Leola area and sold several homes in my father's neighborhood.
Mark saved me a lot of time and stress, as he was able to act as a liaison for me by being on-site and facilitating repairs to the home. His connections with local vendors and his willingness to coordinate all necessary repairs were a relief to me.
He advised me on the best process of selling the furniture in the home and connected me with an auction company to help handle the sale of those items. He provided helpful guidance on the decision to stage the house, which ended up having a huge impact on the presentation of the home.
Being out of the area, it would've taken me quite a bit of time to research, get quotes, and coordinate the repairs, furniture sales, and staging. But Mark facilitated all of that for me. I was able to let go and trust him to take the lead and move everything forward quickly and efficiently. In fact, during the whole process, I only traveled to Lancaster for the closing, Mark handled everything else for me.
Once the home was on the market, I was impressed with the number of viewings and offers! Mark reviewed and provided insight on each offer we received. He explained the different terms and how the varying terms impacted each offer. I valued Mark's guidance and breakdown of the risk levels with each offer. He provided clarity and shared his opinion, but still left it up to me to make the final choice.
Not only did Mark sell the home, but there was no task that was too big or small for him to take on for me. He was advocating for me to have a positive outcome and the best experience through the process. He truly wanted to help me, and that was evident. He took every opportunity he could to go above and beyond. I know that he put in more work than necessary to help ease the process for me, and it was greatly appreciated!
I would recommend Mark to anyone, especially a first-time buyer or seller, because the education he provided to me was exceptional. Mark is consultative, helpful, and efficient. When it was time to review the offers, Mark's guidance and his experience were invaluable as he helped us to determine which offer was the strongest. When we closed on the home the world was starting to shut down for COVID. Emily and Mark stayed the course to ensure there were no delays, and we were able to close on the home successfully, right before the shutdown.
Mark & Emily continue to remain in touch with us, which is really appreciated as they know we won't have a need for a Realtor again, but they stay in touch and include us in Mark's client events. We've recommended Mark a few times and will continue to give a great recommendation for him.

He did not think it was necessary to make any cosmetic changes, as the house was in great shape. We appreciated that Mark was looking out for our benefit and did not want to waste time or money on a lot of cosmetic upgrades when it wasn't necessary.

Having never filled out a seller's disclosure before, Mark took the time to help us accurately complete the paperwork, and I appreciated his time and attention to detail. He provided research and guidance regarding a price but allowed us to help set the price which was important to us.

In the spring of 2021, my husband and I were looking to relocate from Baltimore to Lancaster County and purchase our forever home. When we decided to start our home search my parents recommended we connect with Mark. My family and I have known Mark for several years, and I attended school with Mark's son at Conestoga Valley.
We initially met with Mark thinking that we wanted to build our home. Mark educated us about the process of building a new home. The costs associated with building, the timeline, and some of the current realities of building today, including construction delays due to supply shortages. Once again, our team will be wrapping gifts at the Gift Wrap Booth at Park City in support of the UDS Foundation.
We have some excellent gift wrappers on our team! While I'm not one of the excellent wrappers, I am a great helper! Our team will be wrapping on Wednesday, December 22nd from 12 pm – 4 pm. This year the UDS Gift Wrap Booth is celebrating its 50th anniversary! It all began with a small card table and a couple of volunteer wrappers in 1971. The booth has now grown into one of the Foundations' largest annual fundraisers. Since its inception, the event has raised over a half-million dollars! The funds raised through the Gift Wrap Booth benefit people with physical and age-related disabilities through various UDS programs and services.

Once the properties were listed we were surprised with the amount of interest and offers that were received within just a few days. The system Mark has in place to bring qualified buyers together with sellers cannot be matched. Mark was very instrumental in guiding us through the offers and helping us identify which offers were the strongest and best fit for us.
