My wife and I have known Mark for several years. We previously lived in the same neighborhood in the Conestoga Valley area. Several years ago, a friend told me that Mark Thudium is honest, fair, and an excellent Realtor to work with to sell a home. At the time, I was familiar with Mark through our school community, but I did not need a Realtor in the immediate future.
Years later, when my husband and I were making plans for retirement and to relocate, we knew we'd need to sell our home, located in Leola's Maples neighborhood. I remembered the positive recommendation I'd received for Mark. We met with Mark in the fall of 2020 with a plan to sell in the spring of 2021. After my father passed away l needed to work through the process of selling his home, which was also my childhood home. I did not have any experience buying or selling a home, and I would be handling this process from out of state. It was imperative to select a Realtor who was experienced and could guide me through the process, as well as be available to help me logistically manage the sale from out of state.
A family friend who had a positive experience working with Mark suggested I contact him. "We were looking to sell our Akron home of 34 years and make the move to a carriage house in Warwick Woodlands. We needed to find a Realtor to help us with this transition.

While there are many traditions during this time of year, one of The Mark Thudium Team favorites is wrapping your gifts! Once again, our team will be wrapping gifts at the Gift Wrap Booth at Park City in support of UDS (United Disabilities Services) Foundation.
We have some excellent gift wrappers on our team! While I'm not one of the excellent wrappers, I am a great helper! Our team will be wrapping on Thursday, December 19th from 9am to 12pm. The booth is located in the middle of the former Sears wing and is operating now through Christmas Eve during regular Park City mall hours.
This is the 48th year that UDS Foundation has been wrapping holiday gifts. The Gift Wrap Booth is one of the Foundations' largest annual fundraisers. Last year, booth volunteers wrapped more than 5,000 gifts and raised over $40,000!
We hope you'll let us take the work out of your gift wrapping this year, while supporting the UDS Foundation and its mission of helping the aging, veterans and people with disabilities live safely and more independently in their own homes.

Every November, I like to take time to review my business for the year. This time is just another opportunity to reflect and give thanks to God for his blessings to me. As I think back over the past 34 years of my real estate career, even during the very challenging, early years, I've always had much to be thankful for.

In general, most improvements won't return 100% of your investment. However, the following improvements can increase the value of your home to buyers, which generally leads to a higher sales price and a quicker sale.
Examine your current flooring – if it's looking tired or outdated, it's worth the investment to replace it. You can make a big impact by repairing broken tile, refinishing wood floors, replacing the wall-to-wall carpeting or tossing the old area rugs.
Kitchen and Bath Upgrades
Spiffing up the kitchen and bath is a sure bet for adding value to your home. You don't have to do a complete renovation. Some upgrades are inexpensive and simple, such as replacing hardware, painting, upgrading faucets, new countertops, a fresh backsplash, or resurfacing cabinets.
Chipped paint, or extremely bold colors can be a turn off. Buyers will want to be able to imagine their own ideas in a space; freshly painted toned-down wall colors help them see their vision.
