While there are many traditions during this time of year, one that I love to help promote and support is the United Disabilities Services (UDS) Foundation's Gift Wrap Booth at Park City Mall.
Fifty-two years ago, the fundraiser began with a small card table and a couple of volunteer wrappers. The Booth is now one of the Foundation's largest annual fundraisers. Last year 150 volunteers wrapped 3500+ gifts and raised $35,350 in 29 days.
We will be helping to wrap presents at the UDS Gift Wrap Booth on Tuesday, December 6th, and Monday, December 19th, from 12 PM – 4 PM. The funds raised through the Gift Wrap Booth benefit people with physical and age-related disabilities through various UDS programs and services.
Please consider bringing your gifts to the Booth to be wrapped by UDS volunteers this year. Your gifts will be wrapped beautifully, and you'll be giving the gift of supporting the UDS Foundation and its mission of helping the aging, veterans, and people with disabilities live safely and more independently in their own homes.
The Gift Wrap Booth will be open Monday – Saturday from 12 PM - 8 PM and from 12 PM - 4 PM on Sundays through Christmas Eve. The Booth is located in the Round 1 Wing at Park City Mall. Please help support UDS by visiting the Gift Wrap Booth this year or consider contributing to this great organization.

Kaila & Bob Groben have graciously shared their story about working with Mark Thudium to buy their forever home during a highly competitive time.
In the spring of 2021, my husband and I were looking to relocate from Baltimore to Lancaster County and purchase our forever home. When we decided to start our home search my parents recommended we connect with Mark. My family and I have known Mark for several years, and I attended school with Mark's son at Conestoga Valley.
We initially met with Mark thinking that we wanted to build our home. Mark educated us about the process of building a new home. The costs associated with building, the timeline, and some of the current realities of building today, including construction delays due to supply shortages. We quickly realized that building would not meet our timeline of being in our home before the 2021 holiday season. We are so grateful that Mark presented us with an accurate representation of new home construction so that we had all the information needed to make the right decision for us.
Mark quickly helped us transition our search from building to finding a newer home. We provided a list of "must-haves" and a wish list. Mark was able to identify homes that matched our needs and only presented us with homes that were a good fit for us. He helped us find exactly what we wanted quickly! In fact, we only needed to see three homes to find the perfect home.
Buying in a seller's market could have been challenging, but Mark & his assistant Emily did an outstanding job helping us at a very competitive time! They offered valuable advice on how to make an offer attractive and ultimately helped us write a competitive offer that secured our new home.
The entire real estate transaction was easy and smooth. Mark did a great job explaining the process and told us what would happen each step of the way. We always felt comfortable speaking with Mark and asking any questions. He has a very relaxed, and calm demeanor which really eased the process for me, as it was the first time I had bought a home.
Mark's timeliness to all our communication was impressive. He responded almost instantly to all our questions. Which, as his client, made us feel extremely valued. Mark was so flexible in understanding our limited schedule, with us being out-of-state, and he worked to accommodate that and maximize our time when we were in-town. He truly helped us find the perfect home in a very competitive market. Mark is a phenomenal Realtor! I highly recommend him!
While there are many traditions during this time of year, one that I love to help promote and support is the UDS (United Disabilities Services) Foundation's Gift Wrap Booth at Park City Mall. Once again, our team will be wrapping gifts at the Gift Wrap Booth at Park City in support of the UDS Foundation.
We have some excellent gift wrappers on our team! While I'm not one of the excellent wrappers, I am a great helper! Our team will be wrapping on Wednesday, December 22nd from 12 pm – 4 pm. We hope you will stop by the UDS Gift Wrap Booth (located in the S wing at Park City Mall) and let us help you wrap your gifts.
This year the UDS Gift Wrap Booth is celebrating its 50th anniversary! It all began with a small card table and a couple of volunteer wrappers in 1971. The booth has now grown into one of the Foundations' largest annual fundraisers. Since its inception, the event has raised over a half-million dollars! The funds raised through the Gift Wrap Booth benefit people with physical and age-related disabilities through various UDS programs and services.
We hope you'll take the work out of your gift wrapping this year while supporting the UDS Foundation and its mission of helping the aging, veterans, and people with disabilities live safely and more independently in their own homes.
The Booth will be open Monday – Saturday from 12 PM - 8 PM and from 12 PM - 4 PM on Sundays through Christmas Eve. Please help support UDS by visiting the Gift Wrap Booth this year or consider contributing to this great organization.
May you know that the birth of Jesus is the reason for the season. Best wishes to you for a Merry Christmas!
Mike & Marcia Melbert have graciously shared their story about working with Mark Thudium to sell their business property and their Manheim Township home.
"We initially met Mark through one of his relatives. We knew that he has an excellent reputation in the Real Estate industry and would be a fantastic asset for our selling needs. We had also read many of Mark's customer testimonials in LNP. The feedback his clients shared in their testimonials confirmed that he'd be the right Realtor for us.
Mark visited the properties that we wanted to sell. One was our residence of more than 42 years and the other a business property in East Petersburg. He offered his expertise on what we could do to prepare to enhance both properties for the market, and we appreciated his advice.
We worked with a few of Mark's recommended vendors to make necessary improvements. We were pleased to have access to his trusted resources, as they all did quality work in a very tight time frame, for a reasonable price. We also really appreciated the knowledge of Mark's stager. The stager was able to showcase our home, not just for our taste, but made it appealing to all.
We completed a pre-listing inspection on both properties. We were thankful Mark suggested inspecting the properties before listing, as we discovered mold in the early 1900's business property. With Mark's guidance, we were able to hire a mold remediation expert and efficiently and properly correct it. We were so glad to be able to take care of the issue before listing, as it could have impacted the sale if we didn't have the opportunity to correct it prior to putting it on the market.
Once the properties were listed we were surprised with the amount of interest and offers that were received within just a few days. The system Mark has in place to bring qualified buyers together with sellers cannot be matched. Mark was very instrumental in guiding us through the offers and helping us identify which offers were the strongest and best fit for us.
Mark has a very calm, low-key personality which made the process comfortable, smooth, and easy and compliments his selling strategy. Mark and his team are truly there to help his clients. His assistant and vendors are outstanding and so easy to work with and we are pleased to be another successful testimonial for the selling of our two very different properties. We've already recommended Mark and will continue to do so."
Kelsey Robinson shares her story about working with Mark Thudium to buy and sell her first home with her husband Steve.
"Steve, my husband, worked with Mark to purchase his townhome a number of years ago. After we got married, we decided we were ready to sell the townhome and purchase our first home together. This would be my first experience both selling and buying a home.
Steve worked with Mark previously, based on a recommendation from his parents. He had such a positive experience with Mark, that he suggested we work with him again.
Mark was entirely accommodating, as I was new to the process of buying and selling. He was readily available and always willing to answer my questions. We appreciated his guidance on completing a pre-listing inspection and a market analysis of our home. With his guidance, we were able to sell our townhome quickly and for top price!
We appreciated Mark's expertise throughout the whole process, but especially when he provided us a detailed analysis of each offer we received. He helped us to feel comfortable and eased all the stress of the selling and buying process.
After purchasing our new home, Mark remained in touch with us and even offered to fix a broken window that we discovered after moving in. We felt he continued to go above and beyond what we expected.
Mark truly treated us like family. I would recommend him a million times over! Whether you are buying or selling your first home, or fifth, Mark will make the whole process feel effortless."
Dan Fisher, owner of MAJIK Rent to Own and The Avenue Guesthouse and Gallery, has chosen to work with The Mark Thudium Team for a variety of real estate transactions. Dan shared why he sees great value in our services.
Initially, I started working with Mark on the sale of a rental property. I quickly recognized his real estate expertise. Since then I've worked with Mark on multiple transactions including buying and selling of residential real estate, investment and commercial properties.
Mark looks at properties with me, from the eye of a partner, not just as a Realtor. I believe Mark's top quality is that he is extremely thorough and honest. He points out the positives and the potential pitfalls of every property. He always keeps my long-term best interest at the forefront, not the idea of a quick sale. In fact, Mark has talked me out of purchasing properties. I greatly appreciate his real estate knowledge, experience and guidance.
Mark's 5-Star Program brings a tremendous value to his clients. His ability to examine a property and evaluate what needs to be done to get a quick sale, and for top dollar is invaluable. He provides his clients access to an exceptional list of vendors to help prepare properties for the market. Not only does he navigate the preparation and marketing of properties, but he helps sellers evaluate which offer is best for them, and that is essential.
I think of Mark as a partner and my advocate. I trust his advice and his opinion. He is an expert in the real estate business. Mark is not a sales person. He truly wants to help all his clients succeed in all real estate scenarios.
Joyful are people of integrity, who follow the instructions of the LORD. Psalm 119:1

In a competitive housing market, many buyers are finding the process of buying a home increasingly difficult. Sellers can often hand pick the offer that suits them the best, and it doesn't always come down to the sale price.
Here are three things we consider when helping our clients write the best possible offers:
The most important thing to remember is to make your best offer the first time. Don't assume you'll have the opportunity to negotiate. If this is your dream house, put all your cards on the table in your first offer. In the current market, your strategy shouldn't be to hold something back for a counter offer, because you might not get the chance.
We've been helping buyers find their dream homes for more than 30 years. We can help you make the best offer on your next home!
