While there are many traditions during this time of year, one that I love to help promote and support is the United Disabilities Services (UDS) Foundation's Gift Wrap Booth at Park City Mall.

Fifty-two years ago, the fundraiser began with a small card table and a couple of volunteer wrappers. The Booth is now one of the Foundation's largest annual fundraisers. Last year 150 volunteers wrapped 3500+ gifts and raised $35,350 in 29 days.

We will be helping to wrap presents at the UDS Gift Wrap Booth on Tuesday, December 6th, and Monday, December 19th, from 12 PM – 4 PM. The funds raised through the Gift Wrap Booth benefit people with physical and age-related disabilities through various UDS programs and services.

Please consider bringing your gifts to the Booth to be wrapped by UDS volunteers this year.  Your gifts will be wrapped beautifully, and you'll be giving the gift of supporting the UDS Foundation and its mission of helping the aging, veterans, and people with disabilities live safely and more independently in their own homes.

The Gift Wrap Booth will be open Monday – Saturday from 12 PM - 8 PM and from 12 PM - 4 PM on Sundays through Christmas Eve. The Booth is located in the Round 1 Wing at Park City Mall. Please help support UDS by visiting the Gift Wrap Booth this year or consider contributing to this great organization.

Kaila & Bob Groben have graciously shared their story about working with Mark Thudium to buy their forever home during a highly competitive time.

In the spring of 2021, my husband and I were looking to relocate from Baltimore to Lancaster County and purchase our forever home. When we decided to start our home search my parents recommended we connect with Mark. My family and I have known Mark for several years, and I attended school with Mark's son at Conestoga Valley.

We initially met with Mark thinking that we wanted to build our home. Mark educated us about the process of building a new home. The costs associated with building, the timeline, and some of the current realities of building today, including construction delays due to supply shortages. We quickly realized that building would not meet our timeline of being in our home before the 2021 holiday season. We are so grateful that Mark presented us with an accurate representation of new home construction so that we had all the information needed to make the right decision for us.

Mark quickly helped us transition our search from building to finding a newer home. We provided a list of "must-haves" and a wish list. Mark was able to identify homes that matched our needs and only presented us with homes that were a good fit for us. He helped us find exactly what we wanted quickly! Buying in a seller's market could have been challenging, but Mark & his assistant Emily did an outstanding job helping us at a very competitive time! We have some excellent gift wrappers on our team! While I'm not one of the excellent wrappers, I am a great helper! Our team will be wrapping on Wednesday, December 22nd from 12 pm – 4 pm. We hope you will stop by the UDS Gift Wrap Booth (located in the wing at Park City Mall) and let us help you wrap your gifts.


This year the UDS Gift Wrap Booth is celebrating its 50th anniversary! It all began with a small card table and a couple of volunteer wrappers in 1971. Rose has lived in Lancaster County her entire life and knows the area well. Her interest in the real estate industry was sparked by observing her uncle and cousin as successful Realtors.

 

Prior to joining the real estate field, Rose was a business owner and Social Worker who served her clients and customers with kindness and sincere interest in their needs and desires.

In a competitive housing market, many buyers are finding the process of buying a home increasingly difficult. Sellers can often hand pick the offer that suits them the best, and it doesn't always come down to the sale price.

Here are three things we consider when helping our clients write the best possible offers:

  1. Choose a local lender: Sellers want to feel confident that your financing is solid. Online or unknown lenders could raise a red flag.

  2. Get pre-approved: There's a difference between being pre-qualified and being pre-approved. Most buyers are only pre-qualified.

  3. Home inspection: If you feel confident in the home's quality, an "as is" inspection contingency may be a consideration, depending on the property and whether there are competing offers. The "as is" inspection contingency lets buyers determine the condition of a property without holding the seller accountable to cover the cost of any necessary repairs.

The most important thing to remember is to make your best offer the first time. Don't assume you'll have the opportunity to negotiate. If this is your dream house, put all your cards on the table in your first offer. In the current market, your strategy shouldn't be to hold something back for a counter offer, because you might not get the chance.
