In the spring of 2021, my husband and I were looking to relocate from Baltimore to Lancaster County and purchase our forever home. When we decided to start our home search my parents recommended we connect with Mark. My family and I have known Mark for several years, and I attended school with Mark's son at Conestoga Valley.
We initially met with Mark thinking that we wanted to build our home. Mark educated us about the process of building a new home. The costs associated with building, the timeline, and some of the current realities of building today, including construction delays due to supply shortages. We quickly realized that building would not meet our timeline of being in our home before the 2021 holiday season. "My husband, Josiah, and I were familiar with Mark through Westminster Presbyterian Church, and when it was time for us to make our first home purchase we asked Mark to walk with us on that journey. When I first met Mark, I knew he was a man of great integrity and good character. It was because of those qualities, and his wealth of real estate knowledge, that I chose to work with him when I needed to sell my father's home. As the executor of my father's estate, and not the original owner of the home, I looked to Mark for guidance on how to quickly and efficiently prepare the home for the market.
As part of his 5 Star Program, Mark encouraged me to complete a pre-listing inspection. Because I was not the active owner of the property, the pre-listing inspection gave me an opportunity to review recommendations from the inspector and repair issues prior to the property going on the market. This added a layer of confidence for me and potential buyers, and I believe it led to our smooth and stress-free final transaction.
Another component of Mark's 5 Star Program was to stage the home. By using the stager that Mark recommended, we were able to give the home a modern and fresh feel, and truly show the home at its best! I believe this contributed to the quick sale of the home.

How have you utilized The Mark Thudium Team?
We've worked with Mark on a wide range of real estate transactions. Mark has been a tremendous help in both purchasing and selling properties, as well as offering guidance on building a home. In total, we've worked with him through four real estate experiences.
When did you start working with Mark?
In May 2012 we asked Mark to show us a potential investment property. We decided to purchase the property and Mark worked with us through the entire process. When it was time to sell that property, Mark guided us through his 5 Star Program. He coordinated dependable contractors to make repairs and upgrades to prepare the home for the market so that we could sell the home quickly and with a profit, which we did.
How did Mark assist you with building your home?
We had never built a home before, and the process proved to be a bit overwhelming. Mark acted as our navigator through the entire process. He helped us adjust our floor plan to accommodate our personal needs. He worked with us and the contractors to assure our priorities were being addressed. Having access to his industry knowledge was invaluable, and it resulted in a new home that we are extremely pleased with.

In a competitive housing market, many buyers are finding the process of buying a home increasingly difficult. To avoid making the process even tougher, consider these tips first.
Dragging your feet means the buyer could actually pay more in a bidding war, or miss out on the property altogether. Buyers need to be ready with a mortgage pre-approval letter and escrow deposit money from the day they begin the home search.
Always put your best foot forward
In a seller's market, buyers need to take steps to "look good" in the eyes of the seller. In today's competitive environment, the listing agent is trying to determine which buyer will be the easiest to work with. Buyers may want to avoid pointing out every defect, asking nitpicky questions, and so on. Buyers who act less than enthusiastic will see themselves at a competitive disadvantage when sellers are comparing multiple offers.
Don't Make an offer for the pre-approved amount
Many buyers come in with a pre-approval for the exact offer price, but when competing against other offers, buyers want to show financial strength. A pre-approval for the exact amount of the offer could make the listing agent nervous because of lack of wiggle room or because the buyer may no longer qualify if interest rates rise.
Avoid low offers
Low offers often backfire in a seller's market. A low offer that isn't backed up with comparable sales data is disrespectful, could turn off the seller, and may result in a buyer missing out on the property completely.
